What Is a Jumbo Loan?

A jumbo loan is a mortgage with a balance above the conforming loan limit applicable to the property’s location and unit count. Because it cannot be delivered as a standard conforming loan, the lender or investor establishes its own credit and underwriting guidelines.

Conforming limits can change annually and may be higher in designated high-cost areas. A loan is not considered jumbo simply because the home price is high; the classification depends on the final loan amount compared with the applicable limit.

Qualification and Documentation

Jumbo underwriting commonly gives close attention to credit history, debt obligations, income stability, funds needed to close, and post-closing reserves. Borrowers with business income, investments, bonuses, commissions, or other complex compensation may need additional documentation.

Property reviews can also differ. Depending on the loan size and program, the lender may require enhanced appraisal review or more than one valuation.

Compare Program Details

Jumbo programs can vary in down payment, maximum loan size, occupancy, property type, reserve requirements, and fixed or adjustable rate options. Pricing can move differently from conforming mortgage pricing.

An early review is especially helpful because the preferred property, available assets, and income structure can all influence which jumbo options are realistic.
